Terms and Conditions

A non refundable deposit, ($250 or 20% - Whichever is greater) is required to secure your reservation. The balance will be required 6 weeks prior to your arrival date. This will be taken in the same manner unless an alternative method of payment is notified.

The registration form and security deposit authority document require completion, signatures and return together with a photo ID of the card holder and a copy of the credit card being used before the reservation is fully confirmed.

Cancellation Policy
Any changes or cancellations must be in writing, once received you will be issued a cancellation number.

If a cancellation request is received within six weeks of arrival after the full balance has been paid, a refund of the final balance will only be issued if a replacement booking is found and up to the value of the replacement booking.

If any members of your party are hearing impaired, please advise so an additional smoke detector for the hearing impaired can be placed in the home.

Check In / Out

Please note, check in time is not earlier than 4 pm and check out time is no later than 10 am on the morning of departure, any late departures will be charged $25.00 per hour. Any variations to these times must be agreed in advance with the Management Company and additional fees will be determined at this point determined on the number of hours concerned.

Pool Heating

Pool Heating is not guaranteed as weather conditions can affect the performance of the electric pool heaters. These work on a heat exchange system pulling the warmth from the air and cannot operate efficiently if the outside temperatures are below 55 degrees.
The pool temperature is set to reach a maximum of 86 degrees, in compliance with State Licensing regulations, spas and hot tubs are set to reach a maximum of 102 degrees, however integral pool spas may not reach 102 degrees as the water is being filtered through the pool as well. If the outside atmospheric temperatures prohibit the pools from achieving their targets within 24 hours of your arrival you may call to have the pool heating turned off and a refund of the pool heating will be processed.
